What needs to prepared ?
POA ( Power of Attorney ) of Passport- translated, notarized by a notary in Turkey or a notary of Turkish consulate/embassy anywhere else.
ID Document - Any documentation (other than ID or passport) that shows name-surname, father's and mother's names, city and date of birth apostilled stamped or translation-MFA approved-Consulate approved.
Marital status document ( married, divorced, widowed, non-married- needed to be issued, apostilled , notarized and/or MFA authorized by a consulate/embassy . This documentations varying from country to country.
Permit for Children- If the mother or father of the children is not included in the application, the apostilled and/or MFA authorized and consulate/embassy notarised permit of her/him is also needed.

Buying property in certain areas
Persons with foreign nationality can buy maximum 30 hectares of property in Turkey in total and can acquire limited in rem right.
It is not allowed for Foreigners to acquire or rent property within a military forbidden zone and security zone.
Persons with foreign nationality can only acquire property or limited in rem right in a district/town max. 10 % of the total area of the related district/town.
The properties are subject to winding up provisions in following cases:
If the properties are acquired in violation of laws
If the relevant Ministries and administrations identify that the properties are used in any violation of purpose of purchase
If the foreigner does not apply to the relevant Ministry within time in case the property is acquired with a project commitment
If the projects are not materialized/builded within the given time
Property Registration and Delivery
In most European countries the buyer and seller go to a public notary to have the property put in the name of the new owner.
On contrary , the property registeriation in Turkey is not performed by a public notary, but by an official of the Land Registry Office (Title Deed Office). It is legally compulsory for both sides (the seller and the buyer) to be present in person or be represented by a person with the official Power of Attorney issued at a Notary. It is also advisable to authorize the sale through an official notary.
The delivery of the deed of transfer, does not require the intervention of a public Notary in Turkey. The only applicable stipulation concerning the delivery is that it takes place in writing. After the transfer and registration of the Real Estate , a proof of ownership, which is called ‘Tapu’( Title Deed ) will be delivered to the new owner by the Land Registry Office . The ownership is only obtained at the moment the full amount has been paid.
